Thinking About a Fixer Upper? What I Tell Buyers Before They Take the Leap
There is something exciting about walking into a home and seeing possibility where others might only see outdated finishes, worn flooring, or a kitchen that has not been touched in decades.
Some of my favorite conversations with buyers happen in homes like these, because with the right vision, a fixer upper can become something truly special.
But not every home with “potential” is the right opportunity.
Before you fall in love with the charm of an older home, here are a few things I always encourage my clients to consider.
1. Look Beyond Cosmetics
Paint colors, flooring, cabinets, and fixtures can all be changed.
What matters most first is the condition of the home itself. I always encourage buyers to pay close attention to the foundation, roof, windows, plumbing, electrical systems, and any signs of water damage or deferred maintenance.
A home can be cosmetically dated and still be an incredible opportunity. The key is knowing the difference.
2. Be Realistic About Renovation Costs
One of the biggest mistakes buyers make is underestimating what updates actually cost.
Between materials, labor, permits, and the occasional surprise behind the walls, renovation budgets can shift quickly. I help my clients look at the full picture before making an offer, so there are fewer surprises later.
3. Think About Resale From Day One
Even if you plan to stay for years, it is smart to think about long term value.
Location, layout, bedroom count, parking, school districts, and neighborhood growth all play a role in how a property may perform over time.
I always want my clients to love the home they buy, but I also want them making a smart investment.
4. Not Every Upgrade Adds the Same Value
Some improvements make a much bigger impact than others.
Updated kitchens, functional bathrooms, curb appeal, energy efficiency, and thoughtful floor plans often create the strongest return, both for everyday living and for future resale.
5. Sometimes the Best Opportunities Do Not Look Perfect on Day One
Some of the best homes I have helped clients purchase were the ones others overlooked.
